Our accommodation is open to registered students from nearby colleges and universities. Proof of student registration is required before moving in.

Yes, a refundable deposit of R2000 is required to secure your room for 2026. The deposit will be refunded at the end of your stay, provided there is no damage and all rent is paid in Full.
Yes. We offer separate male-only and female-only rooms and floors which are strategically designed to provide a comfortable living space. Male and female students are housed in designated areas to ensure privacy, safety, and comfort.
No. Rooms are strictly single-gender only. Male and female students are not permitted to share rooms or apartments under any circumstances.
Yes. The property has security measures such as controlled access and monitoring to ensure resident safety. We have 24 Hour Security on site.
Visitors are permitted during approved visiting hours only which is from 9:30am to 10pm. No overnight visitors are allowed without application for a sleepover. Unauthorised Sleepovers are billed @ R350 per night and a R500 Fine will be imposed for breaking the rules. We offer Students 1 Free sleepover per Month if their rental is paid on or before the 1st.
Yes, however it is regulated, If you are a Female is having a Male Visitor she will need to obtain the permission of the other Female students in the apartment in order to bring a male into the apartment and Vice Versa. The Male visitor is to stay in the persons they are visting room and they should be supervised at all times till their departure. Male visitors are not allowed in female-only areas, and female visitors are not allowed in male-only areas. These areas will be the common areas in each apartment, Kitchen and where their are Bathrooms being shared.
There is no strict curfew; however, residents must respect quiet hours and maintain a study-friendly environment. No visitation are allowed after 10am.
No loud music or Parties or disruptive behavior are permitted at any time in the Residence. The Residence does offer Entertainment at Scheduled times of the year, to allow everyone to have a break.

All maintenance issues must be reported on the Residence Portal. All Maintenance issues have a 24-48 hour turn around to address any issues. Residents may not carry out their own repairs.
Due to the fact that this is a Student accomodation lease, Lease cancellation and early termination is not possible after March, within our agreements we offer students who chose to cancel before March the option to cancel however a 3 Month Cancellation will apply. Thereafter the entire lease will be billed and will need to be settled before you leave.
Smoking or Vaping is prohibited inside the building, in the apartments or Rooms and patios. We have Designated Areas for smoking. No Drugs or Alcohol consumption is allowed on the property. We will perform Random searches to ensure compliance. Offenders will be issued a Warning and a fine, if you are found to be a repeat offender we will contact the Parent/Guardian/Bursary to notify them, after the 2nd warning and fine you will be asked to leave and your lease will be cancelled for the breach and you will be liable for the full contract value of the lease.

Yes. Wi-Fi is available throughout the property to support academic activities for 2 devices.
Rent is due on or before the 1st of every month. Rent must be paid in full before the due date. Fees for Late payment are applicable.
Late payment may result in:
Penalty fees
Written warnings
Possible termination of the lease agreement (Account will billed in full and handed over for collection)
Repeated late payments will not be tolerated.
Yes. Our accommodation is NSFAS-accredited and meets all required housing stand
Yes. We are also POSA (Property Owners’ Student Accommodation) accredited, confirming that our residence meets recognised student accommodation standards and best practices.
No. Although we are NSFAS-accredited, we do not accept NSFAS bursary students as bursary students which then allows a student to wait for the bursary to pay. All residents must be registered as private-paying students and pay their Rental as a Private student in full. No Top-ups payments will be accepted. Once we start receiving payments from NSFAS the management will send a notification to the student informing them that we have received payments and they will then be excused from making any further payments. NB!!! Please note that this is at the discretion of the Residence.
Yes. NSFAS-funded students may apply only if they can pay rent privately and are not relying on NSFAS to pay for accommodation. No Exceptions will be made!!!
Yes, we receive payments via NDT directly. We do not receive payment via UJ.
Emergency contact details are provided at move-in and displayed on property notice boards. We have security on site 24 hours and they can be contacted in the case of an emergency.
Leases are issued electronically, once you receive approval and you have selected a room. You will then be able to select a room. Once you have selected a room and filled in the outstanding information, you will be able to access the Room selection tab. Please fill in the outstanding information and update the application. You will then receive an email with your unsigned lease agreement.
